Which level of service is right for me?
At Byrne Runciman we offer three levels of Letting Service – Pay As You Go, Tenant Find Only and Fully Managed.
Your decision depends on how much involvement you want in the running of the tenancy after the tenant has moved in.
Level 1 – Pay As You Go
This plan may suit those landlords who already have a tenant in mind but may need help with tenancy agreements, registering deposits, record of condition reports, check out reports etc and services can be adapted to suit your needs.
Level 2 – Tenant Find Only
Our Tenant Find Service is for those landlords who are keen to manage their own properties and just want to use our services to find a suitable tenant. We will market your property, provide a tenancy agreement, arrange an EPC and arrange the check-in process and hand over the management and rent collection to you.
Level 3 – Fully Managed Service
This is the hassle free option if you wish us to take complete control of letting your residential property from beginning to end. What we provide:
- Full inventory preparation including photographs
- Advertise property and interview prospective tenants
- Organise tenant references and contracts.
- Oversee tenant move in
- Collect rent and pay Landlord by BACS
- Conduct regular property inspections atvnd reports
- Transfer of all utilities to tenant including taking readings
- Handle all tenant queries
- Full maintenance service
- Check out management
- Management of deposit and dilapidations
- Serving and interpreting legal notices
